The information below is not all inclusive, but is designed to inform you of the process and what to expect when listing a property for sale on the MLS with my firm. 

Preparation

  • We will discuss Working With Real Estate Agents, so you can understand how the process works and what realtor responsibilities are.  I comply with the rules, ethics, and laws I operate under as defined by the NC Legislature and implemented by the NC Real Estate Commission.

  • We will sign an Exclusive Listing Agreement which defines how we will work together, and how my firm will get compensated for brokering your listing.  How we will work together will be discussed in detail so that we have a clear understanding of how we will move forward.  
  • I will recommend a pre-listing inspection.  This will enable you to understand how an inspector will view your house, and you can fix the items you choose ahead of time.  It also let you know of any potential problems before buyers even know about your house.  It also reduces stress, eliminating any surprises during the due diligence period.

  • I have to know about the status of your mortgage, if your house still has a lien against it.  I will need a copy of your latest mortgage statement for verification.  If you are underwater on your mortgage, it becomes a short-sale, and can only proceed with the permission of your lender.  The sale must have enough proceeds to cover the lien against your house and any closing costs to not be classified as a short-sale.

  • I will measure your house for gross square footage, and the square footage by room.  If it does not match the tax record measurements, I will re-measure, then we will discuss if any unpermitted work has been done that will cause the difference. In some municipalities, you will be required to permit before the sale can be completed.  Unpermitted square footage must be disclosed to potential buyers.
  • We will look at decluttering your home.  We will discuss how you should prepare and keep your house for showings, and any requirements you have for scheduling and conducting showings. Think of things such as how much notice you need, pets, anything else special that needs to be considered to make showing your house as stress-free as possible.  Remember that you have to show your house in order to sell it.

Listing

  • I will enter all the data in the MLS, print the listing for you to approve, then make the listing active on the MLS.  Once the Exclusive Listing Contract is signed, the MLS requires the listing to be live within 24 hours. The listing will replicate out to the internet in 24-48 hours, and be show by every site that has access to the MLS.

Marketing

  • Once the property is listed, we start Marketing to the Extreme for your property.  

  • The act of making the listing active starts a process of sharing your listing with the MLS universe. In the context of me listing your property on the MLS, the listing is made available to everyone who subscribes to the Triangle MLS.  Keller Williams uses ListHub to publish listings to syndication to more than sixty national sites.  

  • In addition, I will create a landing page on this site specifically for your listing.  Any advertising I do specifically for your house will present this page to all potential buyers.
  • There are other activities through which I will promote your house, but those are proprietary to my team, so I will not detail them here.   

Offers

  • I will be handling and presenting all offers that are made that have offerees that are pre-qualified to make an offer either by proof of funds (cash) or a pre-qual letter from a financial institution that is current and for your property. Offer must be accompanied by Due Diligence and an offer of earnest money to be deposited by the end of due diligence.

  • Multiple offers will be presented to you for choice, and one or none will be selected.

Closing

  • At the time an offer is accepted, due diligence will begin. This is the period for the buyer to discover thru inspection activities whether the house is acceptable.  The buyer may perform these activities until 5pm of the end of due diligence.  Buyer may terminate transaction for any reason until the end of due diligence.
