Homebuyer Assistance Programs:

If obstacles like financing or lack of a down payments are keeping you from attempting to buy a home, there is hope. There are programs available thru the NCFHA (North Carolina Finance Housing Agency) that will help you if you have reasonably good credit scores of 640 or greater.  These programs are not just limited to first-time homebuyers.

Highlights:

• There is 100% financing on VA and USDA loans;  97% financing on conventional loans; and 96.5% financing on FHA loans.
• There are 3% and 5% down payment assistance to qualified borrowers on FHA, VA, and USDA loans
• There are 3% Down Payment Assistance on conventional loans.
• There is also a MCC (Mortgage Credit Certificate) that will reduce your tax liability by up to $2000 per year
• The MCC can be used to help borrowers qualify for a loan, but can only be used for houses up to 245k
• Interest rates are locked in at the time of reservation and guaranteed for a 60-day period to loan purchase
• There are no fees to reserve and close a NC Home Advantage Mortgage loan within the lock-in period
